President & Founder

Mr. Newman is the President and founder of Soundview Real Estate Partners, a real estate private equity firm established in 2003 to pursue a value-oriented investment strategy. Since its founding, Soundview has invested in over 170 transactions and has deployed in excess of $700 million in equity on behalf of its investor group. Soundview’s investment portfolio includes a broad range of asset classes with a concentration in hotels, multi-family, industrial warehouse, residential land and non-performing and sub-performing loans collateralized by real estate. Mr. Newman has over 25 years of real estate experience with all asset classes including office, retail, hotel, multi-family, residential land and real estate-oriented operating companies.
Prior to founding Soundview, Mr. Newman served as Managing Director and head of real estate acquisitions at the Steinhardt Group, a private equity firm focused on real estate debt and equity investments (1996 – 2003). Prior to joining Steinhardt, Mr. Newman was a vice president at Nomura Asset Capital Corporation where he was responsible for the strategic management of a $750 million diversified portfolio of real estate equity and participating debt holdings (1995 – 1996) and as an acquisitions associate for the J.E. Robert Companies (1993 – 1995).
Mr. Newman holds a BS in Economics from Miami University and an MBA with a concentration in Finance & Real Estate from Ohio State University, where he was a Weidler Scholar. Mr. Newman is on the Advisory Board for The Ohio State University Center for Real Estate and is a frequent guest lecturer at Ohio State University Finance and Real Estate courses.
Vice President
As Vice President of Soundview Real Estate Partners Mr. Marcus has been involved in all aspects of the business since 2003. His responsibilities include identification and analysis of potential real estate acquisitions, originating and managing partner relationships, and managing assets through their transaction life cycle. Since joining Soundview, Mr. Marcus has been involved in over 170 real estate transactions with a cost basis in excess of $3 billion across all major real estate asset classes located in over 30 states.
Before joining Soundview, Mr. Marcus worked for Louis Dreyfus for six years where he was involved in three startup companies. During that time, he was one of seven founding employees in a joint venture called Electricitie de France Trading, now one of the largest participants in the global energy markets.
Vice President of Asset Management
Mr. Makovsky is Vice President, Asset Management of Soundview Real Estate Partners. Prior to joining Soundview in 2010, he was a Regional Manager at Baker Properties, a real estate owner/manager and development firm focused on office, warehouse and industrial assets. While serving at Baker Properties from 2004 to 2008, Mr. Makovsky oversaw a diverse property portfolio consisting of over 1.5 million square feet and was directly responsible for the strategic management, growth and profitability of the assets in the Connecticut region. He was also one of three regional managers responsible for the successful sale of one of the largest commercial portfolio sales in 2008.
Prior to joining Baker Properties, Mr. Makovsky served as an Asset Manager for National Resources from 2002-2003 overseeing a 1.4 million square foot re-development project where he was directly responsible for the overall construction management oversight and lease-up of the investment. Prior to joining National Resources, he was a commercial real estate broker as an Associate Director with Cushman and Wakefield of Connecticut from 1999 to 2003 and a Vice President at Jones Lang Wootton in New York City from 1993 to1999. While serving as a tenant and owner’s representative broker, Mr. Makovsky negotiated and closed in excess of $75 million of leasing transactions.
Prior to his commercial brokerage work, Mr. Makovsky worked at the Bank of Darien from 1988 to 1993 and served as a Commercial Loan Officer from overseeing a $15 million loan portfolio in addition to focusing on REO and workouts during the banking crisis in the early 1990’s. He began his real estate career in 1988 with D.H. White Commercial Real Estate Services where he started a Real Estate Tax Consulting Division. He holds a BSBA, Real Estate and Construction Management degree from Denver University.
